Our architectural services cover every stage, from initial ideas and planning, through detailed design and technical drawings. 03 - Planning
We start with a complimentary meeting to talk through your ideas, brief, and budget. Once appointed, we’ll visit your property to carry out a measured survey (and advise on any other required surveys) and produce a set of existing drawings. These form the base for planning applications and the start of your bespoke design.
We take your brief and shape the design around your lifestyle, testing layouts, considering natural light, high-quality materials, and views. Each design is unique to your project. Using drawings, 3D models, renders, and walkthroughs, we help you clearly visualise the proposals before anything is built.
Once you’re happy with the design, we prepare all drawings, documents, and forms needed for planning approval. We liaise with the council and any third parties on your behalf, using our experience to give confidence that your scheme will be approved.
04 - Building Regulations & Technical Design
After planning approval, we produce drawings to meet building regulation requirements. We coordinate with structural engineers and building control/approved inspectors, and create technical construction drawings for bespoke elements. If required, we can produce detailed specifications to give you maximum cost certainty before the tender process begins.
05 - Tender Process & Contract Administration
We prepare a tender package and work with trusted builders, preferring a negotiated tender for quality and reliability. If needed, we can also run an invited tender. Once a contractor is selected, we can manage the contract to ensure your project is delivered on time, on budget, and to the highest standard.
